Hello! Welcome to my first ever blog post for Myerworks Real Estate! This year is going to be full of change for my husband and myself. Some exciting changes, some scary changes. But the Good Lord goes before me and I will not fear!

GRATITUDE
I am thrilled to be a part of the exceptional Wayhome team at Century 21 Bradley. My team consists of 15 hard working, driven, smart, kind, real estate professionals who have been most helpful in working with me as I begin this journey. I am beyond grateful to Dana Botteron and Jennifer Harris-Steele for inviting me to be on the team and equally grateful to Jenn and to Chantel Schmucker for their excellent training and never ending patience with me! I also want to mention my gratitude to entire the managing team at Century 21 Bradley (too many to list here!) and especially to Jim Bradley for his energy, his boldness to speak about his faith, and for caring about every one of the agents working in his company. I also want to thank my husband, Todd, for being 100% supportive of this new adventure and not minding the fact that I’ve been gone so much and neglected many of my home responsibilities. 😐

HERE’S WHY JANUARY JUST MAY BE A GREAT TIME TO SELL YOUR HOME
- Less competition: Many sellers wait until spring, so there are fewer homes on the market in January. With less inventory, your home can stand out more and attract serious buyers.
- More serious buyers: People shopping in January usually need to move (job relocation, family changes, lease ending), not just browsing. That often means:
- Fewer showings
- Higher-quality offers
- Less price haggling
- Motivated buyers with fresh finances: Buyers often start the year with:
- New budgets
- Year-end bonuses
- Tax planning in mind. This can make them more confident and decisive.
- Faster transactions
- Because agents, lenders, and inspectors are often less busy in January, the process can move more quickly than during the crowded spring and summer months.
- Strong online exposure
- Most buyers now search online first. Even in winter, your listing can get strong attention—especially since there are fewer competing listings.
- Job relocations happen early in the year
- Many companies relocate employees in January, creating a pool of buyers who are on a tight timeline and ready to act.
January isn’t about high volume—it’s about high intent. If your home is priced well and marketed properly, selling in January can be very effective.**
PREPARE YOUR HOME FOR WINTER SHOWINGS
- Maximize winter curb appeal
- Keep walkways clear and safe
- Use subtle exterior lighting
- Add a clean welcome mat or winter-friendly plants
First impressions still matter—even in winter.
- Make the home feel warm and inviting
- Set the thermostat comfortably
- Use warm lighting instead of harsh white bulbs
- Neutral décor and cozy touches (throws, rugs) help buyers imagine living there
- Highlight year-round features: Focus marketing on:
- Energy efficiency
- Updated heating systems
- Insulation and windows
- Storage and layout
- These matter more in winter than outdoor space.
- Price strategically: A well-priced January listing often:
- Attracts faster offers
- Encourages competitive interest despite fewer buyers
Overpricing is more noticeable when inventory is low.
- Be flexible with showings. Because buyers are motivated, accommodating schedules (even evenings or weekends) can make a big difference.
FUN JANUARY DATES TO ENJOY
First of all, it is National Hobby Month! If you don’t have a hobby, I highly recommend you get one! Taking time to find something extraneous to do that you thoroughly enjoy can be very therapeutic during this cold, unpleasant month of January. I have many hobbies and plan to do at least SOMETHING hobby-ish this month.
